THE APPLICANT PROPOSES TO RENOVATE AN EXISTING SHOPPING CENTER AND THEATER COMPLEX AND IS REQUESTING A VARIANCE TO PROVIDE 101 PARKING SPACES AS OPPOSED TO REQUIRED.

203 STAFF IS IN SUPPORT OF THE REQUEST.

THE SITE CONSISTS OF A CIRCA 1930S NEIGHBORHOOD THEATER AND A 1970 SHOPPING CENTER.

THE APPLICANT PROPOSES TO RENOVATE THE STRUCTURES FOR A VARIETY OF RESTAURANTS AND NEIGHBORHOOD AMENITIES.

THE APPLICANT INTENDS TO PURSUE A TENANT MIX OF VARYING HOURS OF OPERATION IN ORDER TO OPTIMALLY UTILIZE EXISTING PARKING.

THE SITE IS WITHIN A COMMUNITY WITH NUMEROUS TRANSPORTATION OPTIONS, INCLUDING METRO BUS SERVICE, MULTI-USE PATHS, AND A WELL-CONNECTED STREET SYSTEM FOR OPTIMAL TRAFFIC DISPERSION.

THE SITE IS ALSO WITHIN WALKING DISTANCE TO A PUBLIC PARKING LOT ON THE NORTH SIDE OF WESTHEIMER.
