IT WAS ORIGINALLY BUILT IN 1926. UM, IT'S ALSO A TEXAS STATE ARCHITECTURAL LANDMARK, AS WELL AS, UH, TEXAS HISTORIC LANDMARK AND LISTED IN THE NATIONAL REGISTRY OF HISTORIC PLACES, UH, JULIE ADDISON, WHICH WAS OUR FIRST, UH, LIBRARIAN, ACTUALLY START STARTED HERE IN 1903 AND ACTUALLY WORKED OVER 40 YEARS. SO THAT'S WHERE, UH, THIS BUILDING IS. THAT'S WHO THIS NAME BUILDING IS NAMED AFTER, UH, THIS BUILDING WAS BUILT IN OUR SPANISH RENAISSANCE REVIVAL STYLE. AND, UH, IT ALSO SERVED AS THE HOUSTON'S MAIN LIBRARY. IT WAS ACTUALLY THEIR SECOND LIBRARY, BUT SERVED AS THE MAIN LI LIBRARY UNTIL 1976. UH, WHEN WE OPENED JONES, UH, THE CENTRAL LIBRARY NEXT DOOR, THE, THE CITY OF HOUSTON. UH, UNDER THE LEADERSHIP OF MAYOR BILL WHITE AND LIBRARY DIRECTOR DR. RAY BROWN LAWSON AND THE JULIE ADDISON LIBRARY PRESERVATION PARTNERS NONPROFIT ORGANIZATION, RAISED FUNDS TO RENOVATE AND ADD TO THE ADDITION, UH, WHICH IS A BACK STRUCTURE, UH, TO THE 1926 BUILDING. IN 2011, PRESERVATION PARTNERS, UH, RAISED OVER 32 MILLION TO, UH, HELP WITH THE RENOVATION OF THIS BUILDING. PHASE ONE INCLUDED A 21,000 SQUARE FOOT WING, UH, WHICH IS OFF THE BACK OF THE HOUSE, UM, SENSITIVE, UH, DOCUMENTS AND OLD RARE BOOKS AND OTHER THINGS. UM, IT WAS ORIGINALLY DESIGNED BY ARCHITECT RALPH ADAM CRAM OUT OF BOSTON. UM, YOU MAY KNOW HIM AS HE, HE WORKED ON THE LAYOUT FOR RICE. UH, HE ALSO DID THE TRINITY EPISCOPAL CHURCH, UH, RIGHT CLOSE TO US. AND, UH, I BELIEVE HE ALSO DID WEST POINT AND SOME OTHER MAJOR PROJECTS. SO, UM, YOU COULD TELL BY THE ARCHITECTURE IT WAS SOMETHING IMPORTANT WHEN HE DESIGNED THIS. UM, HE BUILT THAT WING, HE DESIGNED THAT WING, BUT DUE TO ECONOMIC ISSUES IN THE TWENTIES, THEY WERE NOT ABLE TO COMPLETE THAT WING. UM, AND THEN SOME 80 PLUS YEARS LATER, UM, THEY REUSED HIS PLANS TO, UM, MAKE AN ADDITION TO THIS BUILDING. UM, ALSO THE FIRM, JUST TO MAKE SURE WE ACKNOWLEDGE EVERYONE, THE FIRM WORKED WITH LOCAL ARCHITECT WILLIAM WARD WATKIN, WHICH ALSO WAS, UM, I BELIEVE WAS THE HEAD OF ARCHITECTURE AT RICE AT THE TIME. AND LEWIS AL GLOVER AND WA DOWDY WAS THE CITY ARCHITECT. PHASE TWO INCLUDED A RESERVATION, WHICH IS THE INTERIOR OF WHICH IS HERE, 60 THOU, 66,000 SQUARE FEET. AND APPROXIMATELY, UH, 95% OF THE ORIGINAL FURNITURE RE WAS RESTORED AND THAT THE ORIGINAL PAINT WAS, UH, SOUGHT AFTER. TO FIND THAT, WE'LL GO THROUGH A COUPLE ALL OF THINGS HERE. UH, OF COURSE, I MENTIONED LEAD GOLD, 39 OUT, 69 POSSIBLE POINTS. UM, GENSLER WAS THE ARCHITECT, AND BALFOUR BEATTY WAS, UH, THE CONTRACTOR. A COUPLE OF HIGHLIGHTS. SUSTAINABLE SITE, OBVIOUSLY WE REUSED THE EXISTING BUILDING. UM, CLOSE PROXIMITY TO RIGHT RAIL. UH, SOME OF THE OTHER THINGS THAT WERE MAJOR WERE IRRIGATION SYSTEM REDUCED 52%, UH, POTABLE WATER, AS WELL AS, UH, JUST BY SWITCHING TO LOW WATER, UH, PLUMBING FIXTURES, THEY REDUCED IT BY 45%. UM, ENERGY AND [00:10:01] ATMOSPHERE. UH, HIS HISTORIC GLIDING WAS REUSED. AND, UH, 54% OF THE ADDITIONAL SAVINGS ON THE ENERGY WERE, UH, BEYOND THE BASELINE OF THE DESIGN MATERIALS AND RESOURCES. SO 97% OF THE EXISTING ENVELOPE, WHAT YOU SEE OUTSIDE, WAS, UH, SAVED, INCLUDING THE INTERIOR. UH, 16% OF THE MATERIALS WERE MANUFACTURED WITHIN 500 MILES, AND 86% OF THE SITE GENERATED WASTE WAS DIVERTED FROM AREA LANDFILLS. INDOOR ENVIRONMENTAL QUALITY, WHICH IS, IS PRETTY STANDARD NOWADAYS. LOW VOC, NO FORMALDEHYDE. UM, AND IN, UH, DAYLIGHT VIEWS FROM ALMOST ALL THE ROOMS IN THE BUILDING. INNOVATION AND DESIGN. UM, THE CITY, THE HOUSTON, ACTUALLY THE CITY, UH, HOUSTON PUBLIC LIBRARY DEVELOPED A TOUR, WHICH YOU CAN GET, UH, AND THEN GO THROUGH AND SEE AND SEE SOME OF THESE FEATURES AS WELL AS THE CITY OF HOUSTON ESTABLISHED A GREEN CLEAN POLICY CLEANING POLICY. THIS WAS A PROJECT THAT REPLACED AN AGED HEALTH CENTER AND MULTI-SERVICE CENTER THAT ARE A FEW BLOCKS DOWN, OR A FEW, UH, UH, ADDRESSES DOWN FROM WHERE THIS EXISTING, THIS NEW FACILITY'S, UH, CONSTRUCTED. IT'S IN HOUSTON SOUTHEAST, UH, NEIGHBORHOOD AT 4 4 10 REED ROAD. UM, IT'S ABOUT A 55,000 SQUARE FOOT BUILDING, UH, 25.5 MILLION, UH, DOLLARS. AND SOMETHING I'M GONNA POINT OUT THAT'S GONNA BE A LITTLE BIT DIFFERENT ON THIS PROJECT THAN THE ONE THAT'S GONNA FOLLOW MINE. THIS, UH, HAD, IT WAS ON A 6.5 ACRE SITE, SO THAT'S GONNA BE GERMANE TO WHAT I WANNA FOCUS ON, WHICH IS DETENTION. UM, AND WE DID CHECK THE BOXES FOR, UH, LEAD, UH, SILVER. UH, WE'RE STILL TRYING TO OBTAIN THAT. OF COURSE, LIKE MOST PROJECTS, YOU KNOW, THEY WERE IN THE HOPPER FOR ABOUT A YEAR BEFORE YOU ABSOLUTELY GET YOUR FINAL DETERMINATION. THIS IS JUST BEFORE WE FINISH CONSTRUCTION, THAT'S REED ROAD AT THE BOTTOM. THAT'S OUR FACILITY IN THE CENTER THERE. AND WHAT WE'RE GONNA BE FOCUSING ON HERE IS THAT VERDANT PATCH OF GREEN THAT YOU SEE KIND OF BEHIND. IT'S GOT THE LITTLE SWIRLY TRAIL THROUGH IT. SO PAY ATTENTION TO THIS BECAUSE THE 6.5 ACRES, WHEN YOU HAVE THE ACREAGE, WHEN YOU HAVE THE SQUARE FOOTAGE TO DO THIS, WE WERE ABLE TO PUT OUR DETENTION POND OUTSIDE. UM, THIS PICTURES HERE TO SHOW THAT WHEN THE PROJECT WAS ORIGINALLY DESIGNED, IT WAS AN EXISTING POST OFFICE THAT THEY CLOSED AND DOWN TO THE SOUTH OF THE PROJECT, THERE'S THE EXISTING BAYOU, WHICH ALSO FLOODED THE NEIGHBORHOOD. SO WE DID RAISE THE SITE TO BE ABLE TO OFFSET SOME OF THE, UM, REQUIREMENTS FOR FEMA. ON TOP OF THAT, THE TANK HERE IN THE BLUE IS SHOWING HOW MUCH OF THE SITE WE ARE TAKING UP TO DO THE DETENTION FOR THE SITE. AND THERE'S ALSO A OUTLET THAT GOES ON THE SOUTH SIDE THAT DRAINS INTO THE BAYOU. AND IF THE BAYOU FILLS UP, IT BACKFLOWS INTO THE DETENTION SYSTEM AS A HOLDING TANK. SO THIS IS ONE, A GOOD EXAMPLE OF AS A CITY PROJECT, WE'RE BEING GOOD NEIGHBORS TO THE NEIGHBORHOOD. THE SYSTEM ITSELF IS APPROXIMATELY FIVE TO SEVEN FEET BELOW GRAY. IT IS ON CRUSHED STONE, IT'S WRAPPED IN FABRIC. WE'LL HAVE A SAMPLE OF THE ACTUAL DETENTION POD OUT IN THE ON WEDNESDAY HOUR TENT, IF YOU GUYS LIKE TO SEE IT CLOSER. IT IS APPROXIMATELY ABOUT THIS HIGH. AND IT'S HEAVY. IT'S SOLID PLASTIC. IT LOOKS LIKE A SHELVING UNIT. . THIS IS WHEN THEY WERE DIGGING IT OUT ON THE FIRST SIDE OF THE PROJECT. THIS IS, UH, A SEVEN FOOT HOLE. YOU SEE THE CROSS, THE CRUSHED ROCKS ON THE BOTTOM, WHICH IS ABOUT THREE INCHES. THEY HAVE FABRIC LAID OUT. THE WHOLE SITE WILL BE COVERED IN FABRIC. IT ACTUALLY WRAPS UP ALONG THE SIDE OF THE, UM, DETENTION BASE IN FABRIC AND IT WRAPS ON TOP. AND THEN ABOUT ANOTHER FOOT RIGHT HERE, YOU CAN SEE HOW IT'S, UH, WRAPPING UP. SO THIS IS AS THEY'RE INSTALLING IT. AND THAT'S ROUGHLY HOW HIGH THE DETENTION, THESE THINGS ARE STRONG ENOUGH THAT IT, WHEN I WAS OUT THERE THAT DAY, THAT BACK HOLE WAS DRIVING ON TOP OF IT, ALONG WITH THE LITTLE BOBCAT THAT HAD TO REPLACE, UM, A CRATE . AND IT HAS THE FABRIC WITH ANOTHER FOOT IS FRESH STONE ON TOP OF IT. AND THE SYSTEM ITSELF, UM, THIS IS THE PROJECTING. SO THE SYSTEM ITSELF IS, UM, DESIGNED TO BE ABLE TO ACT AS FLOOD MITIGATION, UH, IN NEED OF, IN CASE OF ANOTHER MAJOR EVENT IN THE AREA. SO, AND THIS IS OUR PROJECT TEAM. SO DESIGNED FOR RESILIENCY, UM, IN TERMS OF WHAT IT COULD DO FOR THE COMMUNITY WAS REALLY CRITICAL. UH, THE RESULT OF THAT IS THAT THE BUILDING WAS RAISED TWO FEET ABOVE THE 500 YEAR FLOOD. PLAIN PARKING THAT WAS ORIGINALLY IN AN PARKING GARAGE ON SITE WAS PUT UNDER THE BUILDING. SO THE FIRST FLOOR IS HIGH ENOUGH. SO WHERE IN A, IN A HIGH WATER EVENT, THIS CAN BE A LILY PAD FOR THE COMMUNITY TO COME AND SEEK SHELTER FROM THE STORM. WE ARE ALSO BUILT IN, UH, A LOT OF RESILIENT MATERIALS ON THE EXTERIOR AND THEN THE BUILDING STRUCTURE. UM, THIRDLY, THE, THE CITY AND THE TEAM IS REALLY INTERESTED IN FOSTERING A CULTURE OF HEALTH IN THE COMMUNITY. AND THAT, YOU KNOW, IT STARTS OFF, IT'S A PARK. SO THERE ARE ACTIVITIES THERE TO MAKE SURE YOU'RE HEALTHY AND BODY, BUT THAT EXTENDS TO SORT OF HEALTHY AND MIND AND SPIRIT WHEN YOU THINK ABOUT THE HEALTH DEPARTMENT AND THE LIBRARY DEPARTMENTS THAT ARE IN THIS BUILDING. WE USED KIND OF LIGHT COLORED MATERIALS ON ROOFS AND ON, ON WALKING SURFACES TO LOWER THE URBAN HEAT ISLAND IN EFFECT, AND MAKE SURE THAT OUR SPACE WAS REALLY COOL. HERE YOU CAN SEE A SORT OF, UM, AN IMAGE, AN ILLUSTRATION OF WHAT IT MEANS TO RAISE THE BUILDING OUT OF THE FLOODPLAIN. YOU CAN ACCESS PARKING THROUGH THAT LITTLE HOLE YOU SEE AT THE CENTER OF THE BUILDING DOWN THERE. UH, AGAIN, RESILIENT MATERIALS, CONCRETE AND BRICK, THOSE OF THE MATERIALS THAT TOUCH THE LANDSCAPE AND WHERE PEOPLE ARE SORT OF INTERACTING WITH THE BUILDING. UM, BRINGING THE TOPOGRAPHY UP TO THAT MAIN LEVEL MEANT THAT IT WAS MORE ACCESSIBLE FOR PEOPLE, BUT IT ALSO MEANT THAT WE HAD TO BRING UP THE LANDSCAPING. AND YOU CAN SEE WE USED A LOT OF SORT OF NATIVE HEARTY DROUGHT RESISTANT, UH, VEGETATION TO REDUCE OUR NEED FOR IRRIGATION ON SITE. IN TERMS OF THE BUILDING, WE HAD A REALLY HIGH PERFORMANCE BUILDING ENVELOPE, BUT WE BEGAN WITH USING, UH, PASSIVE, UH, FIXED LOUVERS AND OVERHANGS TO SHADE THE BUILDING PASSIVELY. UM, AND THEN USED, YOU KNOW, HIGH PERFORMANCE GLAZING, LOW E COATING INSULATED, UM, TO ENSURE THAT THE ENVELOPE WASN'T TRANSFERRING SO MUCH HEAT. WE HAD A LIGHT COLORED ROOF. UM, AND SIGNIFICANTLY IN TERMS OF THE COMMUNITY, WE CREATED THIS LARGE PORCH, WHAT WE CALL THE BIGGEST FRONT PORCH IN TEXAS, OUT ON THE WEST SIDE WITH THE BRAND OF A LEAF. AND IT'S A PLACE THAT'S SHADED BY THE BUILDING, PROTECTED FROM THE STORMS, AND IT, IT NATURALLY GRABS WIND CURRENTS AND CREATE FORCES. A BIT OF A WIND TUNNEL EFFECT THERE TO PASSIVELY COOL PEOPLE AS THEY'RE STANDING IN THAT SPACE. UM, I, RICHARD'S TELLING ME I'VE GONE OVER MY TIME, THE INTERIOR OF THE BUILDING, WE TRIED TO MAKE IT AS SUSTAINABLE AND HEALTHY AS POSSIBLE BY CHOOSING MATERIALS THAT HAD RECYCLED CONTENT, LOW VOCS TO MAKE SURE THAT, UM, IT WAS REALLY HEALTHY AIR QUALITY.
