AND HPD PATROLLING, OUR MANAGEMENT DISTRICT HAS INVESTED THOUSANDS OF DOLLARS IN CAMERA FOOTAGE, UM, AND PUTTING CAMERAS IN THIS LOCATION TO TRY TO MITIGATE, UM, THE PROSTITUTION THAT HAPPENS IN THIS AREA.
WE FIND THAT, UH, HPD AND CIVIL SECURITY IS CONSTANTLY CALLED FOR, UM, DRUG USE.
UM, AND I AM REALLY HOPING THAT, UH, THIS VARIANCE IS NOT GRANTED BECAUSE UNFORTUNATELY, A EVEN SMALL MOTEL OF 41 ROOMS IS, UM, CONTRARY TO WHAT WE ARE DOING IN THE COMMUNITY TO KEEP THE RESIDENTS THAT LIVE IN THIS AREA SAFE.
UH, THERE IS AN ELEMENTARY SCHOOL, FONDANT ELEMENTARY SCHOOL, UM, NEAR THIS SITE.
I THINK THE LOCATION NEAR THE METRO STOP IS PROBLEMATIC WHEN WE START TALKING ABOUT, UM, SEX TRAFFICKING.
IT IS, UH, CLOSE TO THE BELTWAY, CLOSE TO 90.
UM, I, I REALLY THINK THAT THIS AREA IS PRIME FOR ATTRACTING MORE OF THE NEGATIVE ELEMENTS THAT WE ARE TRYING TO PREVENT IN THIS AREA.
AND THAT THIS, UM, MOTEL WOULD NOT BE A VALUE ADDED ADDITION TO OUR COMMUNITY.
AND I WOULD HOPE THAT THE, UM, DEVELOPER WOULD, UM, MEET WITH US TO DISCUSS, UH, HIS PLANS, UM, AND HIS PROPERTY.
BUT AS A COUNCIL MEMBER OF THIS AREA, THE RESIDENTS ARE OPPOSED TO IT.

UH, THE SITE IS LOCATED ALONG FM 1960 BETWEEN SWICK ROAD AND TOWNSEND BOULEVARD.
THE APPLICANT IS REQUESTING A VARIANCE TO ALLOW A 42 ROOM HOTEL TO BE LOCATED WITHIN A RESIDENTIAL AREA AND TO ALLOW A HOTEL TO ABUT RESIDENTIAL PROPERTY LESS THAN 51 ROOMS. STAFF IS NOT IN SUPPORT OF THIS REQUEST.
THE APPLICANT IS PROPOSING A 42 ROOM PLATINUM INN AND SUITES WITHIN A RESERVE ALONG FM 1960.
A ROOM COUNT OF ONLY 42 REQUIRES A RESIDENTIAL TEST AREA OF 1500 FEET MEASURED AROUND THE PROPERTY BOUNDARY.
THE USES WITHIN THE TEST AREA ARE MAINLY MULTIFAMILY AND SINGLE FAMILY WITH SOME COMMERCIAL.
THE TEST AREA IS ABOUT 92% RESIDENTIAL LARGELY FROM THE WILLOW BEND APARTMENTS ADJACENT TO THE TRACT AND THE DEERBROOK ESTATE SUBDIVISION FURTHER TO THE NORTH.
THE APARTMENTS WILL BE MOSTLY AFFECTED BY THIS DEVELOPMENT AS IT SHARES A PROPERTY LINE ALONG THE SOUTHERN BOUNDARY.
