STAFF UNDERSTANDS THE VALUE OF HOMOGENIUS MAPS WERE FEASIBLE TO SUPPORT EFFICIENT DEVELOPMENT FOR BOTH MUNICIPALITIES.

THE APPLICANT STATE THAT THE PROPOSED PRINCIPAL PATH ON THE CURRENT MTFP DOES NOT MATCH A 2015 SURVEY CONDUCTED BY THE CHURCH, NOR THE INFORMATION PROVIDED TO THEM BY THE SELLER AT THE TIME OF THE PURCHASE.
ACCORDING TO THE APPLICANT, THE SEARCH ACCORDING TO THE APPLICANT, THE SEARCH OF THE HISTORICAL RECORDS IN INDICATES THAT THE PATH OF THE MAJOR THOROUGH FAIR WAS ADJUSTED AS DEVELOPMENT OCCURRED TO THE SOUTH, CAUSING AN ENCROACHMENT ON THE APPLICANT'S PARCEL.

NEXT SLIDE, BGE IS REQUESTING RECLASSIFICATION OF FAIRVIEW STREET UNNAMED THOROUGHFARE FROM RAYFORD ROAD TO THE C'S ETJ LINE NORTH OF ROBINSON ROAD IN THE MTFP.
STAFF RECOMMENDATION IS TO APPROVE THE REQUEST AND RECLASS RECLASSIFY TO A MAJOR THOROUGHFARE TO A MAJOR COLLECTOR IN THE MTFP.

THEY ARE NOT SO MUCH CONCERNED WITH THE CLASSIFICATION AND ARE NOT NECESSARILY OBJECTING TO WHAT'S BEING PROPOSED.
UM, THEY'RE CONCERNED WITH ANY IMPACTS TO THEIR PROPERTY AT ALL, AND, AND THE PROPOSED ALIGNMENT, UM, CARVES UP THEIR PROPERTY IN A VERY, UM, COMPLICATED WAY AND WOULD MAKE IT DIFFICULT TO DEVELOP.

WE ADDED A MINOR COLLECTOR GOING EAST, WEST, AND THEN WE TOOK A NEIGHBORHOOD STREET AND TURNED IT INTO A MINOR COLLECTOR.
NORTH-SOUTH DELETED THAT SEGMENT IN BETWEEN, THAT WAS REQUESTED BY THE APPLICANT.
WE STILL HAVE TO DENY HIS REQUEST BECAUSE WE HAVE A NEW ALTERNATIVE THAT INCORPORATES IT ALL RIGHT? AND THEN WE ADDED AN EAST SOUTH, I'M SORRY, EAST WEST STREET GOING OVER, UH, TO ALDEEN.

SO THE CITY'S JURISDICTION BECAME PRESENT PROBABLY, UH, AS THE ETJ GREW DURING THE SIXTIES AND THE CITY LIMITS EXPANDED TO INCLUDE INTERCONTINENTAL.
AND THIS IS, THIS IS JUST ONE OF THOSE AREAS THAT'S VERY DIFFICULT.

IN THE LAST 20 YEARS, THERE HAVE BEEN A NUMBER OF NEW CONSTRUCTION, BOTH SINGLE FAMILY AND MULTIFAMILY IN THE AREA, ALL OF WHICH HAVE BEEN DONE IN RELIANCE ON AND COMPLIANCE WITH THE CRITERIA.
THE CHARACTER OF THIS PARTICULAR NEIGHBORHOOD DOES HAVE A LOT OF PEDESTRIAN TRAFFIC, UH, WHICH IS, WHICH IS A POSITIVE, BUT THERE NEEDS TO BE A PLACE FOR IT.
AND, UH, I WOULD SAY AS WELL, IN TERMS OF THE PROTEST THAT THE CHARACTER WOULD BE, WOULD, WOULD ACTUALLY BE DESTROYED BY MAINTAINING IT.
I MEAN THAT'S REALLY BAFFLING TO ME.
AND BRINGING IN MORE HIGH DENSITY DEVELOPMENT INTO THIS AREA WOULD ERODE THE CHARACTER OF THE NEIGHBORHOOD THAT EXISTED BEFORE THE SPECIAL MINIMUM BLOCK LINE WAS ESTABLISHED.
AND THAT HAS BEEN MAINTAINED THROUGHOUT.
AND IF YOU ACTUALLY LOOK AT SOME OF THE MORE RECENT DEVELOPMENT THAT'S OCCURRED, THE MOST RECENT ONE I'M AWARE OF IS ON CASTLE COURT JUST TO THE SOUTH AND JUST TO THE EAST OF THIS AREA.
UM, AND THE, THEY BUILT FOUR NEW SINGLE FAMILY RESIDENTS ON FOUR SMALL BLOCKS, BUT MAINTAINING A SETBACK, UH, THAT IS GREATER THAN, OR ALMOST EXACTLY 25 FEET BECAUSE THAT'S WHAT THE NEIGHBORHOOD CHARACTER ASKED FOR.
AND THAT'S WHAT THE PEOPLE MOVING TO THIS AREA WOULD LIKE FOR THIS AREA.
AND SO I JUST WANTED TO VOICE SUPPORT AS A RELATIVELY NEW RESIDENT TO THIS AREA, UH, THAT THE CHARACTER CERTAINLY WOULD BE MAINTAINED BY MAINTAINING THESE SETBACKS.
