AND PER THE SURVEY ACCIDENTALLY BUILT OVER A SMALL TRIANGULAR PORTION OF THE 20 FEET BUILDING LINE, THE GARAGE OF THE NEW HOUSE IS BUILT APPROXIMATELY 1.3 FEET INTO THE 20 FOOT BUILDING LINE AT THE CORNER OF THE GARAGE.

THE REMAINDER OF THE HOUSE AND GARAGE SITS BACK 20 FEET FROM THE PROPERTY LINE.

THE DUAL BUILDING LINE WOULD ALLOW FOR THE REDUCED SETBACK FOR THE LIFE OF THE STRUCTURE IF THE HOUSE IS EVER DEMOLISHED, THAT ANY REPLACEMENT STRUCTURES SHALL ADHERE TO THE BUILDING LINE.

THE PROPOSED LIGHT IS CONDUCIVE TO THE BUILD.

THE THE PROPOSED LIGHT IS CONDUCIVE TO THE RESIDENTIAL PATTERNS IN THE NEIGHBORHOOD.

THE SMALL PORTION OF THE ENCROACHMENT WILL NOT CAUSE CAUSE TO IMPEDE PEDESTRIAN TRAVEL ON THE SIDEWALK.

REVIEW BY LEGAL INDICATES THAT THIS PLAT WILL NOT VIOLATE RESTRICTIONS IF A LETTER IS RECEIVED FROM THE BRADBURY FOREST ARCHITECTURAL REVIEW COMMITTEE APPROVING THE BUILDING LINE REDUCTION.

THE LETTER WAS RECEIVED FROM THE BRADBURY FOREST ARCHITECTURAL REVIEW COMMITTEE APPROVING THE REQUEST REVIEW BY LEGAL NOW INDICATES THAT THIS PLAT WILL NOT VIOLATE RESTRICTIONS FILED SEPARATELY.
